What Does a Real Estate Agent Actually Do for You?

I get it. Everyone's talking about AI these days. ChatGPT writes emails. Robots vacuum your floors. Self-checkout kiosks are everywhere. And yes, people are asking: Will AI replace real estate agents?

Here's my honest answer: No. And I'm not worried.

Not because I'm dismissive of technology. I use it every day. But because what I actually do for my clients can't be replicated by algorithms, chatbots, or predictive models. Let me break it down.

What People Think Agents Do

Most people assume a real estate agent's job is pretty straightforward: find homes, unlock doors, write up offers, collect a paycheck. And sure, those things are part of it. But if that's all we did, AI probably could replace us.

The truth is, those are the easy parts. The real value I bring happens in the moments you don't see coming, the conversations that shift everything, and the problems that don't have a template solution.

What I Actually Do (That AI Can't)

I Read People, Not Just Data:

AI can tell you comparable sales, average days on market, and price per square foot. What it can't tell you is that the listing agent on the other side of your offer is known for being difficult in negotiations, or that the seller is emotionally attached to their home and needs to hear why you'll love it as much as they did.

I've closed deals because I understood the people involved, not just the numbers. That's not data. That's intuition, experience, and emotional intelligence.

I Catch What You'll Miss:

You walk into a house and see gleaming hardwood floors and a renovated kitchen. I see that the foundation has a crack the seller conveniently didn't mention, the roof is original from 1985, and the electrical panel is outdated and potentially a safety issue.

AI can't spot the smell of hidden moisture. It can't notice that the grading around the house slopes toward the foundation. It can't tell you that the "newly renovated" bathroom was done without permits.

I can. And I do. Every single time.

I Negotiate for You When It Matters Most:

When you're about to spend hundreds of thousands of dollars, the negotiation isn't just about price. It's about inspection credits, closing timelines, contingencies, and reading between the lines of what the other side actually wants.

Last year, I had clients who were about to lose a home they loved because another offer came in higher. But I knew the seller wanted a fast close and minimal hassle. We structured our offer to give them exactly that, and we won, even though we weren't the highest bidder.

AI can't strategize like that. It doesn't understand leverage, timing, or human motivation.

I Stay Calm When You're Stressed:

Buying or selling a home is one of the most emotional transactions you'll ever go through. When your buyer gets cold feet two days before closing, or when the inspection report comes back with unexpected issues, or when the appraisal comes in low, you need someone who's been there before and knows how to fix it.

I've navigated every curveball you can imagine. I don't panic. I problem-solve. And I keep you from making decisions based on fear or frustration.

AI doesn't do that. It doesn't reassure you at 9 PM when you're spiraling about whether you're making the right choice.

I Maintain Relationships That Save Deals:

When my clients' original buyer backed out of a deal on their Medford home, we didn't start from scratch. I had stayed in close contact with the other agents who had submitted strong offers. Within 48 hours, we had a backup offer that closed smoothly and came in 7.9% over asking.

That didn't happen because of technology. It happened because I built relationships, communicated consistently, and had a Plan B ready before we needed it.

I Guide You Through the Stuff No One Talks About:

What's a reasonable inspection contingency in this market? Should you waive the financing contingency to make your offer stronger? Is this neighborhood going to appreciate or stagnate? What are the hidden costs of this condo association?

These aren't questions you can Google. They require local expertise, market knowledge, and honest advice from someone who's not trying to just close a deal, but to set you up for long-term success.

Why I'm Not Worried About AI

Here's the thing: AI is great at processing information. But real estate isn't just an information problem. It's a people problem. And people are messy, emotional, and unpredictable in ways that can't be coded.

I don't just transact. I interpret, strategize, advocate, and problem-solve in real time. I read the room. I anticipate issues before they become problems. I turn complications into solutions.

Can AI help me work more efficiently? Absolutely. I use technology every day to analyze data, market properties, and stay organized. But the core of what I do, the reason my clients hire me and refer me to their friends, is because I bring something no algorithm ever will: judgment, experience, and a relentless commitment to protecting their interests.

So, What Does a Real Estate Agent Actually Do?

I save you money. I save you time. I save you from mistakes you didn't know you were about to make. I turn a stressful, complicated process into something manageable. And I fight for you when it counts.

That's what I do. And that's why I'm not worried about being replaced.

If you're thinking about buying or selling in Malden, Melrose, Medford, or anywhere in Greater Boston, let's talk. I'd love to show you what working with a real agent actually looks like.
